Assistant Director of Property OperationsJob Summary: The Assistant Director of Property Operations is responsible for overseeing the repair and maintenance of all Pier Sixty Collection facilities, reporting to the Director of Property Operations, including the physical building structure, mechanical, electrical, plumbing systems, and related equipment in accordance with local codes and regulations.Annual Salary: 80k to 95kEssential Duties and Responsibilities:

  • Train, supervise, schedule, and participate in all activities of the maintenance team, including counseling, discipline, training, and direction.
  • Support the company's culture and effectively communicate our mission and fundamentals to team members.
  • Assist in the development and implementation of preventative maintenance programs for all areas of the facility, including all equipment, mechanical, plumbing, electrical, carpentry, and vehicles including trucks, lifts, and golf carts.
  • Assist in compliance with Fire and Life Safety Procedures.
  • Supervise and provide hands-on support for maintenance staff, including providing detailed task lists, work orders, and following up on delegated projects. Set standards and prioritize work, establishing daily, weekly, and monthly preventative maintenance schedules.
  • Perform daily walk-throughs of the facility to determine problem areas and ensure that regular preventative maintenance is performed.
  • Effectively communicate and work alongside other departments to maintain a cohesive working environment.
  • Meet with production teams in advance to set guidelines and fulfill electrical needs for events and clients.
  • Assist in emergency procedure programs, including the fire safety program and emergency procedures manual.
  • Communicate and collaborate with Chelsea Piers Maintenance Department regarding issues related to facility maintenance.
  • Organize and conduct meetings with the engineering team. Monitor team performance, product quality, and production flow; foster continuous improvement where necessary.
  • Enforce safety procedures and cleanliness standards throughout the facility.
  • Keep work areas clean and well organized.
  • Attend and participate in all scheduled meetings and training sessions.
  • Perform all reasonable requests by direct report as needed.Required Qualifications, Skills and Abilities:
  • Any combination of education and experience equivalent to graduation from college or any other combination of education training or experience that provides the required knowledge, skills, and abilities.
  • Minimum of four (4) years of management experience in Property Operations, Engineering, or Facility maintenance within a hotel, catering venue, country club, or equivalent environment.
  • Superior knowledge of carpentry skills, i.e., framing, drywall, cabinetry.
  • Superior knowledge of electrical systems and components.
  • Superior knowledge of maintenance including painting and plumbing.
  • Fire Safety Director (FSD) certification preferred.
  • Ability to create a productive, efficient, and enjoyable work environment by motivating staff, implementing new procedures, generating new ideas, and instilling values of the company within the team.
  • Ability to obtain any government-required licenses or certificates.
  • Ability to supervise a team and accomplish goals on a timely basis.
  • Effectively conduct meetings and maintain communication lines between team members and management personnel.
  • Ability to effectively deal with external and internal customers and collect accurate information from these customers to resolve conflicts.
  • Must be able to work under pressure and meet deadlines while maintaining a positive attitude and providing exemplary customer service.
  • Ability to read and write the English language to communicate with internal and external guests and vendors.
  • Ability to work independently or in a team setting.
  • Ability to communicate effectively with team members, management, clients, and vendors if necessary.
  • Ability to work a flexible schedule to accommodate business levels.Physical Requirements:
  • Ability to safely and successfully perform the essential job functions, including meeting productivity standards.
  • Ability to maintain regular, punctual attendance.
  • Ability to safely operate complex machinery.
  • Ability to perform duties in confined spaces.
  • Ability to perform duties within extreme temperature ranges.
  • Must be able to lift and carry up to 50 lbs and push/pull up to 150 lbs.
  • Ability to stand, walk, sit, bend, and stoop on a consistent basis.
  • Sufficient manual dexterity of hands to use all property equipment.Other Responsibilities:
